Permitting and site conditions
Because the town follows Route 6A for its full length, much of Brewster sits inside the Old King's Highway Regional Historic District, where the Historic District Committee reviews exterior design, materials, and anything visible from the road. On the Cape Cod Bay side, tidal flats and low-lying lots raise their own questions about elevation and drainage. Much of the town also relies on private wells and septic systems, so Title 5 capacity often shapes what a given lot can realistically support.
